Inventory ~ Inventory has increased every month this year. There was 3.87 months of supply in July, 3.72 in June, 3.49 in May, 3.38 in April, 2.95 in March, 2.68 in February and 2.62 in January
Pending Sales ~ The increase in inventory is resulting in an increase in pending sales. There were 127 pending sales in July, 137 in June, 136 in May, 130 in April and March, 107 in February and 118 in January.
Price Reductions ~ Price reductions remain at the high end of the range. There were 119 price reductions in July, 107 in June, 100 in May, 115 in April, 90 in March, 65 in February and 61 in January. Price reductions in 2024 ranged from a low of 38 in February to a high of 98 in October 2024.
Sales Price % to Original List Price ~ July homes and condos sold at 94.1% of original list price. Of the 120 sales sold in July, 104 or 86.7% were above $1,000,000.
